Here's what we need before we fund
1. Contracts signed
We require a mutual release be signed by the seller no matter what. Then, we get the EMD contracts signed to send to title.
2. Coordination fee
We charge a non-refundable $250 fee or 1% (whichever is greater) on EMD deals. This pays for our time vetting the deal, coordinating contracts and facilitating with title.
3. Title's approval
After steps 1 & 2 we send a document to the title company to sign agreeing to our partnership and our agreement. As long as they sign it, the deal will be funded immediately!
