Who Qualifies?
Wholesalers: No proof requirements; just a solid deal and contract.
Investors: Must have completed at least 3 flips and provide proof with HUDs or closing statements.
Submit your purchase contract with due diligence/inspection expiration date and anticipated closing date (must be within 30 days).
Once approved, pay the admin fee of $500 or 1% of the EMD amount, whichever is greater (this is non-refundable and is applied to the return fee at closing).
Funds are sent directly to the title company or escrow agent to secure your contract.
Close your deal
Fee: 40% of the EMD amount or $1,500 minimum
whichever is greater, taken from your return at closing. The upfront admin fee you pay is credited against this amount.
Refundable EMD: The earnest money must be refundable during the inspection/due diligence period.
Mutual Release Required: A signed mutual release from the seller is required to ensure smooth cancellation and fund recovery if needed.
Closing Date: Closing must occur within 30 days of funding; extensions are possible but subject to additional fees.
